About the Role: 

Imagine Homes Management is seeking an enthusiastic and driven National Director of Leasing and Retention to join our growing team! This critical leadership position will oversee strategic initiatives focused on occupancy, revenue growth, resident retention, and customer satisfaction. You will serve as the leasing expert, leveraging your experience to drive performance and build a best-in-class leasing platform. This role requires a data-driven leader capable of optimizing processes, systems, and technology while managing the daily operations of leasing and retention, including marketing, lead management, pricing, and renewals. The ideal candidate will thrive in a metric-based environment and will be ready to help build and manage a small, efficient team. We are looking for a "player-coach" ready to dive into the details, assess what’s needed, build systems and grow a team to drive successful outcomes.

Responsibilities Overview:

  • Lead the leasing team through all stages of the leasing cycle, from marketing and inquiries to tours, applications, and move-ins. Performance metrics include targets on leasing timelines and rent growth.
  • Collaborate with underwriting, lease signing, and move-in teams to ensure a seamless resident experience. Performance metrics include overall conversion rates and customer experience score throughout the leasing journey.
  • Oversee the marketing team to ensure homes are accurately listed in a timely manner. Performance metrics include pre-leasing % success, and overall conversion rates.
  • Oversee the retention team to ensure offers are sent out and followed up on appropriately and that team is optimizing for retention rates and overall revenue.
  • Develop mechanisms for monitoring progress and accountability to ensure objectives are met.
  • Provide daily guidance to team members, equipping them to deliver accurate, timely information to prospective residents.
  • Continuously evaluate systems and processes, offering recommendations for improving operations, resident and employee experiences, and team performance.
  • Foster strong relationships with property managers and maintenance teams nationwide to maintain open communication and resolve issues quickly.
  • Develop and track daily, weekly, and monthly performance metrics for the department.
  • Recruit, hire, and train new team members; provide ongoing support and handle escalations.
  • Identify when changes to processes or procedures are necessary to accommodate a growing leasing pipeline; implement and measure the success of these changes.
  • Ensure compliance with all local, state, and federal regulations, including Fair Housing, ADA, FCRA, and other property management laws.

Requirements

Experience:

  • Minimum 5 years of management-level experience in multi-site, multi-family, but ideally in Single-Family Rental (SFR) leasing operations.
  • Proven experience building and managing a high-volume, centralized leasing operation.

  • Demonstrated leadership and management capabilities.
  • Detail-oriented with exceptional project management skills.
  • Strong analytical skills
  • Proficiency in MS Office (especially Excel), G-Suite, and property management systems (e.g., Entrata, RealPage, Yardi, AppFolio). Experience with AppFolio and Rently is preferred.

Education:

  • Bachelor’s Degree preferred.
  • Active real estate license required
